Know all Men by these presents that we Vicente Martines and Nieves Soto Martines his wife of the county of Contra Costa State of California in consideration of the sum of two hundred and fifty dollars paid to us by Sarah R Riddell of Benicia State aforesaid the receipt whereof is hereby acknowledged have sold granted bargained and conveyed unto the said Sarah R Riddell her heirs and assigns all and singular the following parcel or tract of land situated in the town of Martines and known on the map of said Town as Lot Number Eight in Block Number Seven (8 - in 7) being one Lot of fifty by one hundred feet. as known on the map the said Sarah R Riddell heirs and assigns to Have and to Hold the aforesaid premises to her and them their sole use and behoof forever
And too the said Vicente Martines and Nieves his wife covenant and agree to Warrant and Defend the said Sarah R Riddell heirs & assigns in the title to the aforesaid premises against the claims of all persons claiming by through or under us or our heirs:

Brown Clerk of the County Court in and for said county came Vicente Martines known to me to be the person described in and who Executed the [foregone?] deed and acknowledged to me that he Executed the same voluntarily for the purposes therein Expressed. Also appeared Nieves Soto his wife also known to me and being examined apart from her husband acknowledged that she Executed the same [text covered by seal] in or under influence on the part of her husband for the purposes Examined
